Strata security: maintenance and follow-up checks

Keep a common equipment service log and a current list of authorised administrators. Test shared entry functions under an agreed process and arrange resident access where a fault affects an individual unit.

Why this decision matters

A powered-on indicator does not prove that the detection, recording, release or reporting outcome still works.

Work through the actual task

  1. Assign service and access-review responsibilities to authorised management.
  2. Record test results and unit access needed for follow-up.
  3. Assign each follow-up to a person and book qualified service for internal electrical work.

Worked example

No one owns the list of common-area equipment checks. This is a hypothetical example, not a completed customer installation.

The useful evidence at the end of this example is: A common-property service log with clear action owners.

Limits and follow-up

Do not assume a resident can authorise changes to common property. Confirm the approval process and the person authorised to accept the work.

If the relevant check cannot be completed, record what remains uncertain and who will resolve it before work or sign-off proceeds.
