Strata security: rental-property permissions and handover

Clarify the roles of owner, tenant, property manager and strata manager. A resident request does not by itself establish authority to alter a common door or common intercom cable system.

Why this decision matters

Permission to occupy a property is different from authority to alter shared equipment or transfer its accounts.

Work through the actual task

  1. Identify who can authorise common-equipment work.
  2. Confirm the approval and access process with the responsible management.
  3. Keep written approval and agree how user access will transfer when occupancy changes.

Worked example

A resident asks an installer to alter a shared door station. This is a hypothetical example, not a completed customer installation.

The useful evidence at the end of this example is: A documented work authority before changing shared infrastructure.

Limits and follow-up

Do not assume a resident can authorise changes to common property. Confirm the approval process and the person authorised to accept the work.

If the relevant check cannot be completed, record what remains uncertain and who will resolve it before work or sign-off proceeds.
